What Is LVT?
Luxury vinyl tile is a multi-layer composite flooring product. A typical LVT construction (bottom to top):

The quality gap between budget LVT and mid-market products is real. Budget 0.20 mm wear layer products show visible scratching and embossing degradation within 3–5 years in rooms with moderate use; mid-market 0.55 mm products commonly last 15–20 years without refinishing.
Core Types: SPC vs WPC vs Standard
The core material determines rigidity, warmth underfoot, and sub-floor tolerance:

SPC-core LVT (now dominant in the market) can bridge minor sub-floor undulations better than flexible or WPC products. Some rigid SPC products allow up to ±5 mm over 1.8 m versus the traditional ±3 mm, which reduces self-levelling compound costs on older floors.
Installation Methods
Glue-Down
The traditional commercial and premium residential method. The LVT plank or tile is fully adhered to the sub-floor using a purpose-specific pressure-sensitive adhesive. Advantages:
- Most stable long-term result
- Best thermal contact (important for UFH)
- No clicking or hollow sounds underfoot
- Required by most premium manufacturers (including Amtico) for warranty
Sub-floor must be smooth, dry (maximum 75% RH or 4% moisture content by weight for screed), and fully bonded. Self-levelling compound must be used on any uneven areas.
Click-Fit (Floating)
Click-profile LVT is locked together at joints and floated over the sub-floor. Faster to install, DIY-friendly, and easier to remove and replace. Disadvantages include a slightly hollow sound underfoot and potential movement at joints in temperature-variable rooms.
Loose-Lay
Some products (notably Karndean LooseLay, Polyflor Affinity) use a friction-grip backing that holds the plank in place without adhesive but allows repositioning. Suitable for temporary installations and over existing flooring. Generally not recommended in large rooms (>30 m²) without perimeter restraint.
Underfloor Heating
LVT is generally well-suited to UFH, but there are specific requirements:
- Maximum surface temperature: typically 27°C (check the manufacturer’s data sheet)
- The LVT must be acclimatised for 48 hours at room temperature before installation
- Heat the system gradually (5°C per day from cold) after installation and before putting furniture on
- Do not use thick foam underlays under LVT on UFH — they insulate the floor from the heat source
Amtico recommends using their approved adhesives for UFH applications; standard PSA adhesives can soften at higher temperatures.
Specifying Amtico: What the Premium Buys You
The Amtico premium (versus mid-market LVT at £25–£40/m²) buys:
- 0.70 mm wear layer in Signature — meaningful in high-traffic areas
- UK-based technical support and an approved fitter network
- Consistent batch quality — critical when ordering replacement planks years later
- Bespoke design capability — borders, inlays, and multi-pattern layouts not available from volume brands
- 25-year residential warranty — conditional on approved installation
For standard residential use in bedrooms and living rooms, Karndean Korlok or Amtico Spacia at 0.55 mm wear layer is functionally indistinguishable from Signature. The Signature range makes most sense in kitchens, hallways, high-traffic areas, and where custom design patterns matter.
What to Check Before Buying
- Wear layer thickness (not just the total board thickness)
- Sub-floor preparation included? — most fitters quote separately for levelling compound
- Underlay included or required? — most LVT does not require underlay; some benefit from acoustic underlay
- Warranty terms — check whether the warranty is conditional on approved fitter and approved adhesive
- Batch consistency — order 10% extra from the same production batch for future repairs
Is Amtico Worth It?
For a kitchen, hallway, or open-plan ground floor where you want waterproof flooring with genuine wood or stone aesthetics and a long service life, Amtico Spacia or Signature represent excellent value over a 15–20 year horizon. At £40–£70/m² installed, it is competitive with solid hardwood while being easier to maintain, more moisture-resistant, and warmer than ceramic tile.
For rooms with light use — spare bedrooms, studies — budget LVT at £15–£25/m² supply will likely perform adequately; the premium spec is less justified.
