Lime plaster and lime mortar are the materials that held Britain’s housing stock together for centuries — and for solid-walled Victorian terraces, Georgian town houses, and pre-1919 construction generally, they remain the only appropriate choice. Using ordinary cement-based products on older masonry creates a vapour-impermeable skin that traps moisture inside the wall, accelerating decay of the masonry, timbers, and finishes behind it.
Understanding lime is not complicated once you grasp one principle: the wall must be able to breathe. Lime plasters and mortars are porous and flexible enough to allow moisture to migrate in and out of the structure without accumulating to damaging levels.
Types of Lime: Putty, Hydraulic, and Hybrid
Non-Hydraulic Lime (Lime Putty)
Produced by slaking quicklime with water, lime putty sets by carbonation — it slowly reabsorbs atmospheric CO₂ and reverts to calcium carbonate. This is a slow process: full carbonation of a multi-coat plaster can take months. The upside is exceptional flexibility and maximum breathability. It suits internal plastering in sheltered positions and fine pointing of soft stone.
Common grades: CL 90 and CL 80 (calcium lime content). Supplied as a thick paste; must be kept from freezing and used within a few months of slaking.
Natural Hydraulic Lime (NHL)
NHL sets via both hydraulic compounds in the raw limestone and carbonation. The hydraulic set gives workable strength in days rather than weeks, making it far more practical on site and suitable for external render and mortar in exposed positions.
Grades correspond to compressive strength:
- NHL 2 — featherlight set, maximum flexibility; soft limestones and sandstones
- NHL 3.5 — medium strength; most general pointing and render work; the default choice for typical Victorian brickwork
- NHL 5 — stronger set; engineering bricks, hard stone, semi-exposed positions
NHL 3.5 is the workhorse of the trade. It achieves around 3.5 N/mm² at 28 days — significantly weaker than any Portland cement mortar, which is the point. The mortar must always be the weakest element in the assembly so that movement cracks at the joints, which can be re-pointed, rather than through the masonry units themselves.
Pre-blended / Hybrid Products
Several manufacturers supply pre-blended lime renders and backing coat plasters that combine NHL with graded aggregates and additives (pozzolans, fibres). These are more forgiving than site-mixed materials and are increasingly used by experienced plasterers. Brands such as Limelite, Parlumite, and Secil Albaria are typical. These products are not the same as cement:lime premixes, which still contain OPC.
Lime Plaster: Coats and Application
Traditional lime plastering is a three-coat system applied over a suction-controlled background (lath, brick, or block):
- Scratch coat (render coat) — 10–12 mm of coarse NHL 3.5 or putty:sharp sand (1:2.5 to 1:3 by volume). Scratched to form a key for the next coat. Left to carbonate/harden for at least one week.
- Float coat (backing coat) — 8–10 mm, slightly finer mix. Floated flat and left a further week minimum, longer in cold weather.
- Finish coat (setting coat) — 2–3 mm of fine-gauge lime putty with silver sand, or a proprietary finish plaster. Applied to a lightly damped float coat and polished to a smooth or textured finish.
The entire build-up is typically 20–25 mm. Compared to gypsum plasterboard and skim (the standard modern approach), lime plaster takes longer but produces a more thermally massive, vapour-open, durable wall.
Key rules: never apply lime in frosty conditions; protect from rapid drying in hot sun or strong winds; damp-spray during hot weather to slow carbonation and prevent cracking.
Lime Mortar for Repointing
Old mortar fails before the brick — that is by design. When the bond line erodes, moisture can track in and frost action attacks. Repointing is the remedy.
Correct procedure:
- Rake out to a minimum 15–20 mm depth using a plugging chisel and lump hammer — angle grinders are banned on heritage brickwork because they widen joints and damage arris edges.
- Brush out dust; dampen the joint.
- Apply NHL 3.5 mixed 1:2.5 with clean sharp sand (or a dedicated pointing mortar). Push into the joint in two passes.
- Finish to match the original joint profile — typically a slightly recessed weatherstruck or flush joint for Victorian stock brick.
Avoid bucket handle (ironed) profiles on soft brick — the compressed surface retards moisture escape. Never use sulphate-resistant Portland cement mixes in a lime-mortar wall.

When to Use Lime and When Not To
Always use lime when:
- The building predates 1919 and has solid masonry walls
- Original lime plaster or mortar is still partially present
- The substrate is soft brick, sandstone, or porous limestone
- The project is a Listed Building or in a Conservation Area
- You are replacing repointing in a flint, stone, or lime-rendered elevation
Consider modern alternatives when:
- The structure is a post-1945 cavity wall in sound condition
- You need a quick turnaround and the substrate is concrete block or dense engineering brick
- The building has an inherently dry interior (e.g. fully tanked basement)
Building Regulations and Heritage Considerations
Lime work does not trigger Building Regulations consent by itself, but Listed Building Consent is required for most alterations to a Listed Building — including repointing and re-rendering where those works would alter the appearance or character of the structure. Using cement render on a Listed Building without consent is an enforcement risk.
For buildings in Conservation Areas, Article 4 Directions may restrict even minor alterations to external finishes. Check with the local planning authority before beginning any external lime work.

Finding a Competent Lime Plasterer
Lime plastering is a skill distinct from modern drywall and gypsum work. When selecting a tradesperson:
- Ask for examples of completed lime plaster work, ideally on buildings of a similar age and construction
- Check membership of the Heritage Skills Network or the Guild of Master Craftsmen
- Confirm they understand the difference between NHL grades and their application
- Obtain written specifications stating the mix ratios, coat thicknesses, and curing procedures to be followed
Lime work takes longer than cement or gypsum — factor in extended programme time and protect the curing work from extremes of weather throughout.
