Knocking through the ground floor to create a combined kitchen, dining, and living space became almost a default ambition for buyers of Victorian and Edwardian terraces. More recently, broken-plan living has emerged as a reaction to some of open-plan’s real limitations — noise, heat loss, cooking smells, and the absence of anywhere to retreat. This guide sets out the honest advantages and disadvantages of both approaches, and what each costs to achieve in 2026.

What Is Open-Plan Living?

Open-plan living describes a ground floor — or increasingly, any floor — where two or more rooms are combined into a single undivided space. In most UK homes, this means removing the wall between the kitchen and the dining room, between the dining room and the sitting room, or both.

The appeal is straightforward: more natural light (particularly if combined with a rear extension), a sense of space, and the ability to supervise children or socialise while cooking.

What Is Broken-Plan Living?

Broken-plan living retains the spatial flow of open-plan but reintroduces a degree of separation using partial walls, glazed screens, low level joinery, bi-fold or sliding doors, or changes in floor level. The goal is to have connected spaces that can still be acoustically and visually separated when needed.

It is often adopted by homeowners who have lived in open-plan layouts and found them noisier or harder to heat than expected.

The most significant cost variable for open-plan is whether the wall being removed is load-bearing. A structural engineer’s assessment costs £300–£600; if a steel beam (RSJ) is needed, allow £1,500–£4,000 for the steel alone, plus installation.

Advantages of Open-Plan Living

Natural light: removing walls allows light to travel further through a house, particularly valuable in narrow Victorian terrace plots where rear rooms can be dark. Combining this with a rear extension and large glazed openings to the garden dramatically changes the quality of light.

Social connectivity: the ability to cook while talking to guests or watching children play in an adjacent zone is genuinely valued by families. It also suits entertaining — no host disappearing into a separate kitchen.

Perceived space: an open plan of 35–50 m² reads far larger than three separate rooms of the same combined area. This is well-established and partly explains why open-plan layouts command a price premium in urban markets.

Flexibility: an undivided space can be reconfigured with furniture more easily than a house with fixed room divisions.

Disadvantages of Open-Plan Living

Noise: a single open space cannot contain noise. A teenager gaming, a partner on a video call, and a dishwasher all compete for the same acoustic environment. This is the most common complaint from homeowners who have lived in open-plan for several years.

Cooking smells: a kitchen that is fully integrated into a living space means cooking smells — pleasant and otherwise — travel everywhere. A high-quality extractor hood (minimum 650 m³/h extraction, ideally ducted externally) mitigates this but does not eliminate it.

Heat loss and energy costs: open-plan spaces are harder to heat selectively. Heating a 40 m² combined room to warm one person sitting at the far end from the kitchen is inherently wasteful. This matters more as energy costs have risen.

No acoustic retreat: without a separated sitting room, there is often no quiet space on the ground floor for reading, taking calls, or watching something on television at a different volume.

Reduced resale flexibility: some buyers specifically want separate rooms, particularly families with older children. An entirely open ground floor can deter a subset of the market.

Advantages of Broken-Plan Living

Broken-plan living attempts to keep what works about open-plan while addressing its failure modes:

  • Acoustic zones: a glazed screen or sliding door between the kitchen-diner and the sitting area allows visual connection while containing television and cooking noise
  • Thermal zones: closing a screen or door allows you to heat only the occupied zone, which reduces running costs
  • Separate retreat: a sitting room that can be closed off remains useful for working from home, reading, or watching something independently
  • Child management: a partially enclosed play zone visible from the kitchen suits families with young children

Broken-plan also suits properties where full knock-throughs are disproportionately expensive or structurally complex — the most common case being a house with a load-bearing wall between every room.

The Structural Reality

Most Victorian and Edwardian terraces have at least one load-bearing wall on the ground floor running parallel to the party walls (i.e., front to back). Removing this requires:

  1. A structural engineer to specify the beam size and temporary propping sequence
  2. A steel RSJ or engineered timber beam installed in the ceiling void
  3. Padstones (concrete blocks) at each end of the beam to distribute load
  4. Building Regulations sign-off — a structural opening requires an application under Part A

The engineer’s fee is typically £300–£600 for a standard domestic job. The beam specification will depend on the load it carries — a single storey load above a 3 m opening might need a 203×133 UC; two storeys above a 4 m span will need something significantly heavier.

Do not attempt to remove what appears to be a load-bearing wall without structural sign-off. The signs that a wall is structural include: joists running into it from both sides, a chimney breast above, or walls directly above it on the first floor.

Planning Permission

Purely internal alterations — removing internal walls, installing internal screens — do not require planning permission. However:

  • If the work creates a new rear extension or changes external openings (new glazed doors, roof lights), permitted development rules apply and may require prior approval
  • In a Conservation Area or a Listed Building, internal alterations can require consent — check with your local planning authority before starting

Building Regulations approval is required for structural alterations regardless of planning status.
